Kings Road Area
A leafy, sought-after residential area of larger Victorian and Edwardian houses between Albert Road and the seafront.
Kings Road and the streets immediately around it form one of the more sought-after residential pockets in Southsea. The houses here tend to be larger than the standard two-up-two-down terraces found further north, with many three-storey Victorian and Edwardian properties, some with front gardens and off-street parking. The area sits between Albert Road and the seafront, giving residents easy access to both without the noise and footfall of living directly on either. Streets such as Festing Road, Granada Road, St Ronans Road, and Waverley Road share a similar character: wide, tree-lined, and relatively quiet. Several of the larger houses have been converted into flats, but a good number remain as single family homes, which is less common in Southsea. The area is popular with families, partly because of the proximity to good primary schools and the green space of the common. Property prices here are among the highest in Southsea, reflecting the size of the houses and the quality of the location. The local streets have a calm, leafy atmosphere that can feel almost suburban, despite being only a few minutes' walk from the independent shops of Albert Road and the pubs and restaurants of Palmerston Road. Canoe Lake and the eastern seafront are a short walk south.
